Longview’s residential market is giving buyers more choices, making accurate initial pricing increasingly important for homeowners preparing to sell.
According to Realtor.com’s June 2026 market data, Longview had 627 active residential listings, an increase of 7.35% from the prior year. The median listing price was $323,200, median time on market was 56 days, and homes sold for approximately 99% of their asking price. Realtor.com classified Longview as a buyer’s market because available supply exceeded current demand.
“The market is still producing strong outcomes, but buyers have more alternatives and are less likely to overlook an overpriced home,” said Austin Moore, broker and owner of Austin Moore & Company Real Estate. “Sellers need to evaluate the competition carefully and position the property correctly from the beginning. Price, presentation, condition, and marketing strategy all matter more when buyers have options.”
Market-wide numbers also require local interpretation. Performance can vary significantly by neighborhood, price range, condition, acreage, and property type. Higher-value and distinctive properties should be evaluated against the most relevant competing listings and recent sales rather than relying solely on a citywide average.
Austin Moore & Company Real Estate is a locally owned residential brokerage serving buyers and sellers throughout Longview and surrounding communities, with experience in traditional residential sales, luxury homes, acreage, relocation, and new construction.
